exaimax provides a discrete set of services focused on the administrative and compliance aspects of property transfers in Thailand. Core activities include title document analysis, preparation and review of sale and purchase agreements, computation of taxes and transfer fees, Power of Attorney coordination, appointment management at the Land Office and verification of registration outcomes.

Services are scoped per transaction complexity. For example, a simple single-owner resale requires fewer steps than a subdivision or transfer of corporate-owned land. We provide a clear checklist at engagement start so clients understand timing and deliverables.

Initial Assessment

The initial assessment identifies factual and legal issues that affect transferability. This includes:

  • Verification of title type and boundaries against Land Office records
  • Checking for registered encumbrances, easements or pending disputes
  • Identifying tax events that may affect net proceeds or closing obligations

After assessment we present a task list and estimated timeline so parties can align on next steps and required approvals.

Fees and Cost Transparency

We publish a transparent fee schedule and provide a customized estimate for each matter. Fees cover document review, Land Office coordination and any third-party certification or translation required.

No hidden administrative fees are charged without prior client approval.

Where additional services are needed—such as complex title regularization or dispute resolution—we supply a separate proposal describing scope, effort and anticipated costs.

Client Responsibilities

Effective collaboration requires timely client inputs: identity documents, original title deeds, prior transaction records and clear authority to act where Power of Attorney is used.

Clients must ensure documents are original or certified copies and notify us of any third-party claims or obligations attached to the property.

Documentation checklist

We provide a tailored checklist at engagement start that lists documents to present at the Land Office and those needed for tax calculations and contract finalization.

Coordination with Authorities

exaimax acts as a coordinator with Land Office personnel to schedule registration appointments, submit required forms and confirm successful registration of title transfers. We prepare the submission package to minimize return visits.

When in-person presence is required, we can attend the Land Office on behalf of a client with a properly executed Power of Attorney or support the client through step-by-step instructions for their visit.

Post-Closing Procedures

After registration we confirm the updated title status and provide a concise closing memorandum.

  • Verification of registered title in the Land Office system
  • Final tax receipt copies and evidence of fee payment
  • A short report summarizing actions taken and any open administrative tasks

This closing packet supports future transactions and provides a clear audit trail for client records.

Recordkeeping and Follow-up

Recordkeeping is a core part of our process. We retain transaction notes, copies of submitted documents and receipts in a secure manner and provide clients with the finalized package for their files.

If follow-up actions are necessary—such as rectifying registration discrepancies or coordinating additional endorsements—we outline the options and associated fees in writing.
